The ranching family that has owned the property now for three generations has grazed the native grasses and farmed the tillable hilltops. The property is well-suited for cattle, horses, or other livestock. A stock well provides water in the main pasture between the interstate and the railroad. Well balanced and with good cover, the property is in good shape for a small herd of livestock.

Power runs along the paved County Road 616, which borders the property. Several ideal homesites with southwesterly exposure and views overlooking a scenic coulee are just off the pavement.
